When a realtor is under contract with a property owner, Port Santorini Association requires notification via email with the realtor’s contact information: portsantorini@gmail.com
Residential Restrictions: PSA Covenants, Section IV, p. 6: H. Signs. No person, except the Port Santorini Association, shall erect or maintain upon any lot or parcel or improvements any sign or advertisement, unless prior approval is obtained from the Building Control Committee, provided, however, that an Owner may place one “For Sale” sign, which design and size shall be standard and shall be approved by the Committee. Directional signs are not allowed.
Realtor should inform buyers that there is a $500 transfer/“buy in” fee.
One other item to point out to your buyers is that short term rentals are not allowed in Port Santorini. The minimum length of time an owner may rent their property is six months. This covenant is strictly enforced.
Disclosure Act - Seller Disclosure Act
The South Carolina Homeowners Association Act 3886 requires sellers of real property to disclose to prospective buyers that their property is subject to governance of a homeowners association, which carries certain rights and obligations that may limit the use of the property and involve financial obligations. This may be met by providing a signed, current registered copy of PSA Bylaws and Covenants to a potential buyer. Failure to disclose such information can potentially expose a seller of real property to civil liability
